2025 Annual Meeting excerpted minutes

October 10, 2024

  1. Call to order. The meeting was opened by Chairman Duane Francom. 33 residents were in attendance. Attendees were asked to update their contact information.
  2. Recognitions and thanks. The chairman expressed his appreciation to the Forney family for making their home available for the meeting. He also recognized board members who are stepping down: Dave Forney, Brian Kram, and Rick Sale. Karla Walkling, treasurer, Charlie Lehardy, roads committee chairman, and Faye Green were recognized for their work during the previous year.
  3. New neighborhood residents recognized. Jeff and Brenda Hetterle, Andy (Robin) Lemerande introduced themselves. Other new residents are Howard and Verna Campbell, Derek and Sarah Carter Hayes, Michel Bender, and Adrian Ramirez.
  4. Reading and Approval of the minutes. The minutes of the 2023 annual meeting were read by Charlie Lehardy and approved without objection.
  5. Treasurer’s report. Karla Walkling gave the Treasurer’s report. There were no questions.
  6. Audit report. I, Faye Green, met with Treasurer Karla Walkling on October 1, 2024 to conduct the annual financial audit for the Board. After a careful review, I am satisfied that there are proper accounting systems and practices in place to handle the Loma Serena Community finances.
  7. Roads report. Charlie Lehardy reviewed LSHA bylaws and policy relating to the maintenance of roads, in particular Loma Serena Drive. The Board’s new policy for road easement use and maintenance was distributed and explained.
  8. Nomination for the Board. Five board members are continuing, each with 1 year remaining in their terms: Tracy Baynes, Duane Francom, Faye Green, Charlie Lehardy, and Karla Walkling. The floor was opened for nominations for 2-year terms.

    • Brenda Hetterle was nominated
  9. Elections. David Forney moved to elect all three candidates and the motion was passed unanimously.
  10. Date and place of next year’s meeting. Jim Rupp noted that our annual meeting has been traditionally held on a Thursday night, but there are some residents who are unable to attend on Thursdays. After discussion, a motion was made to hold the 2025 meeting at the Forney’s home on Wednesday, October 22, 2025. The chairman set the first meeting of the 2025 LSC board to be 6pm, October 23, 2024. Agreed by unanimous consent.
  11. Questions and comments from the members.
    • Some wondered if the roads were holding up under the recent construction traffic, and if those building new homes would be required to repair any damage done. Charlie Lehardy answered that the roads are generally holding up well, and that those developing properties will be asked to repair any construction related damage.
    • It was noted that the annual potluck had been appreciated in the past and requested that we make an attempt to hold a pre-meeting potluck again in 2025.
  12. Adjournment. With no further business, the meeting was adjourned at 7:50pm.
